BTLA BROKER / FOR BUSINESSES / 03
Insurance for construction and investment projects.
Cover that follows the project.
From site preparation to acceptance, the works, participants and values change. We analyse these stages alongside contracts, equipment and liability to organise questions for the insurance programme.
01 / CONTEXT
First, we establish who does what.
The project owner, main contractor and subcontractor have different tasks. We ask about the scope of works, the site, neighbouring properties and how the project is organised. Specialist work and the dates of testing, commissioning and handover also matter.
- You are starting new construction or extending a building.
- You are comparing terms required by the project owner or finance provider.
- You change the schedule, contractors or contract value.
02 / MORE DETAIL
Three areas that need to be considered together.
What do we check in these areas?
Works and the subject of the project
We review the need for construction or erection cover, the property concerned and successive project stages. We distinguish the structure being built, existing property and equipment used for the work.
Participants’ liability
We check activities, subcontractors, project surroundings and liability insurance requirements. We discuss differences between contractual obligations and insurance offer terms.
Equipment, dates and obligations
We consider machinery, rented or owned equipment, changes to the timetable and required contractual security. An insurance bond, liability insurance and works insurance serve different purposes.
03 / A SCENARIO TO DISCUSS
Example for analysis: expanding an operating plant.
Work takes place beside ongoing production. Alongside the new works, consider existing buildings, installations, vehicle movements and the consequences of damage to neighbouring property. This scenario helps establish cover boundaries and the division of duties; it does not confirm cover for a specific loss.
- A description of roles and works ready for discussions with insurers.
- A list of required cover and contract documents.
- A comparison of important restrictions and offer terms.
- Checkpoints for changes and revised deadlines.
What should you prepare?
Prepare a brief project description, works value, schedule and contractual insurance requirements. Identify unusual works, existing property and subcontractor arrangements. We agree detailed technical documentation after the first conversation.
05 / USEFUL TO KNOW
Before the next step.
Does the business's liability insurance replace works insurance?
These are different forms of cover. Liability insurance concerns liability within the contract's scope, while cover for the works requires the subject matter and risks to be specified separately.
What should you do when construction takes longer?
Report the change before the agreed cover period expires and establish further terms. Moving the project schedule does not automatically extend every policy.
Does the contractor's policy cover all subcontractors?
This must be checked in the particular terms: insured parties, covered activities and liability may be described differently. A shared project does not automatically mean shared cover.
