BTLA Broker / Insurance bonds
Defects rectification guarantee.
Consider obligations after the work is complete.
After works are accepted, security may still be required throughout the defects liability period. We help analyse guarantee requirements and plan its issue.
For contractors securing obligations after acceptance of works.
01 / Needs analysis
What will we establish before comparing quotes?
Availability, premium, limits, excesses and exclusions depend on risk assessment and the specific contract terms. Sending an enquiry does not activate cover.
What do we check in these areas?
Period of liability
We check the handover date, required security period and demand deadlines. The completion date does not always mark the end of the risk.
Scope of the obligation
We ask which contractor obligations the document must secure and what amount is required. Requirements should come from the particular contract.
Transition between guarantees
If a performance bond was in place earlier, we establish how the two documents relate to each other. It is important to avoid an unintended gap or overlapping periods.
02 / Preparing for the discussion
You do not need to have all the documents straight away.
Provide basic information in the questionnaire. If you are unsure about something, describe it briefly or choose a conversation. Once we understand your needs, we will establish what data is required for further analysis.
What should you prepare?
Contract, handover certificate, required amount and period, and information about existing security.
We will agree documents and details individually. The form starts contact; do not use it to send sensitive data or third-party documents.
03 / An important distinction
Before you choose cover.
Does the guarantee pay all repair costs for the contractor?+
It should not be understood that way. It secures the beneficiary's claims on agreed terms. The contract with the guarantor determines settlement of payments and reimbursement obligations.
What determines the price?+
It depends on the subject matter and scale of the risk, the cover, limits, claims history and the terms offered by the insurer. First, we need information about your situation. We do not provide a misleading quote based on the product name alone.
SPECIFICS / BEFORE A DECISION
Before you request a quote.
What affects the cost?
- Security amount and duration
- Type of work completed
- Contract terms and company assessment
These are starting points for a conversation. A meaningful price comparison requires a defined scope and terms of cover.
What will help our first conversation?
- The contract and the rules on liability for defects
- Handover documents, if available
- Required wording of the bond
Don't have everything? Start with a brief description. We will establish what can be added later.
Must the guarantee period match the contract?
Yes. The contractual obligations, dates and beneficiary's requirements need to be compared with the proposed document's wording.
What happens after you report a claim?
We will contact you about your needs, clarify the information and agree the scope of further analysis. An enquiry alone does not put cover in place.
