BTLA BROKER / 08 / FOR BUSINESSES

Property insurance.
A clear division of responsibility.

Buildings, common areas, contents and management need to be considered together. We help housing communities, cooperatives, TBS housing associations and property managers organise their property insurance programme.

For building owners, property managers, housing communities and cooperatives.

01 / YOUR SITUATION

For organisations managing property.

We establish the programme's scope according to ownership structure, property use and allocation of responsibilities. Analysing one building differs from analysing an entire portfolio.

  • You manage a housing community, cooperative or TBS housing portfolio.
  • You manage several buildings with different uses.
  • You are changing the property manager, renewing the programme or carrying out works.

02 / SCOPE OF OUR WORK

Property and roles considered separately.

The scope and availability of cover depend on the company's situation and the terms of individual offers. We also discuss limitations together.

What do we check in these areas?

Buildings and infrastructure

We organise the list of buildings, values and property components. We check how the quotation describes common areas, installations, contents and associated infrastructure.

Liability

We distinguish the roles of the owner, residential owners' association, housing cooperative and property manager. We establish which interests and liabilities need to be checked in the programme.

Changes and claims

We consider claims history, refurbishment and changes in use. We discuss documents needed to update cover and how notifications will be organised.

03 / THE OUTCOME OF WORKING TOGETHER

A programme managers can understand.

Discuss property cover ↗
  • An overview of properties and insurable interests.
  • A discussion of values, limits and the property covered.
  • Comparison of each entity’s liability.
  • Agreeing data update and claims handling arrangements.

04 / HOW WE START

From a conversation to an informed decision.

What should you prepare first?

Prepare a list of buildings with basic details, current policies and claims history. Highlight planned renovations, unusual installations and different uses of the properties.

What do we check in these areas?

We review your properties

We establish values, use and the division of responsibilities.

We review your cover

We compare property cover and liability.

We agree the service arrangements

We discuss programme updates and claims documentation.

05 / BEFORE WE TALK

Worth knowing.

Does a housing community’s policy cover a resident’s private property?

You should not assume this. The scope of common and private property must be established from the contract definitions and terms. An individual unit may require separate cover.

Can one programme cover several buildings?

Options depend on the entities’ structure and the buildings’ characteristics. Start with a combined schedule, then establish how they can be covered.

Is property liability insurance enough for the property manager?

The organisation's liability and the activities performed require a separate analysis. We do not automatically equate cover for the building owner with cover for the property manager.

What should you do before major refurbishment?

Discuss the scope of works, contractors and impact on current cover in advance. The building programme and works-related insurance may cover different risks.

SPECIFICS / BEFORE A DECISION

Before you request a quote.

What affects the cost?

  • Value, use and condition of buildings
  • Locations, security measures and claims history
  • Scope of property and liability cover

These are starting points for a conversation. A meaningful price comparison requires a defined scope and terms of cover.

What will help our first conversation?

  • List of buildings and their uses
  • Basis of valuation
  • Current policies and claims information

Don't have everything? Start with a brief description. We will establish what can be added later.

Is one policy enough for several buildings?

We will assess the possible programme structure after reviewing the property portfolio. Differences in each building’s use, value and risks matter.

What happens after you report a claim?

We will contact you about your needs, clarify the information and agree the scope of further analysis. An enquiry alone does not put cover in place.
